If you are in control of your own pension fund i.e. have a personal pension or you are a company director with a defined contribution company pension (or self-administered pension) or indeed you have already retired and have an approved retirement fund (ARF) you can potentially invest in residential or commercial property through your pension rather than traditional pension funds.
This “Pension Fund Mortgage” allows you to buy property with your pension fund with a mortgage up to 50% of the purchase price/value of the property. You can borrow up to €500,000 subject to criteria.
All rental income and capital appreciation of the property within the pension fund is exempt from income tax and capital gains tax. You can choose the property yourself and have it managed by a property management company.
The borrowing is non-recourse and is borrowed by the pension trustees on a property which must be located in the Republic of Ireland.
